Cancellation and abandonment without respect
It was very disappointing to be treated here in Rome like Fabius.
The worst travel experience we've ever had
We booked this hotel shit well in advance and we've been dealing, as we always do from the beginning
We would arrive late at night due to the flight, fact known by the hotel, and we had a flight delay of one hour. All talking and warning the hotel.
When we arrived at Rome airport, at 1am, the hotel (Fábio) simply canceled our 5 bookings. We're leaving with nowhere to go.
We are now making a complaint via Booking.
For God's sake we got an angel who met us this time and we got a place to stay.
Please do not book this hotel
We warn no one else to go through this and destroy your journey.

WARNING: Systematic "No-Show" Fraud & Aggressive Host Behavior
Do not book here. I am writing this to warn fellow travelers about a systematic "no-show" trap orchestrated by the host, Fabio, at Imperiale Top in Rome.
I had a fully paid 4-night reservation and a documented flight delay. Fabio proactively contacted me via WhatsApp to negotiate a €50 late check-in fee, which I accepted. He acknowledged my updates advising of flight delay departing Barcelona.
However, upon my landing at 12:30AM in Rome, Fabio unilaterally cancelled my entire 4-night stay as a "no-show" - despite our written agreement. He then attempted to extort a second payment by suggesting I "book a new reservation" for the same room before claiming he had "no space.
Most concerningly, when I challenged this breach of contract, Fabio became aggressive and intimidating, sending messages telling me "not to make him angry" and threatening me with the police for disputing his fraudulent charge.
Booking.com has been informed that this host is intentionally using "off-platform" communication to bypass guest protections and create false paper trails on the app. This is a predatory practice targeting late-arrival tourists.
I have filed a formal report with the Italian Tourist Police and initiated a fraud dispute with American Express. Stay far away from any property managed by this individual if you value your safety and your money.

Very bad
I had a very bad experience with this hotel. I had booked and paid regularly for one night, but while I was already en route to the property my reservation was cancelled without any proper notice.
I find such behaviour unacceptable, leaving a client without accommodation at the last moment, and having bad answers from them, after having already collected the payment, is extremely unprofessional and creates enormous discomfort.
The minimum would have been to give advance notice or offer an alternative solution. Instead I found myself having to look for another place at the last minute, with all the hassle and extra costs that this entails.
Absolutely not recommended. Total lack of seriousness and respect for customers.

DON'T BE FOOLED
I have traveled to Rome with my partner, we bet on this accommodation for closeness to the center and we have been wrong.... Not because you weren't near downtown, no... If not because they want to charge you for everything. If you catch a plane arriving in Rome at 00:00 at night you are charged € 50 more part of the reservation, (which they do not specify anywhere). Customer support is via WhatsApp and they are slow to respond. Arriving at the room on the second day, we realize as soon as we arrive that we had no LIGHT, and the phones with very little battery!!! We contacted the owners of the accommodation and they took more than 21⁄2 hours to come and see what was going on, and you in the meantime lying in the street or in the room in the dark of winter, at night and in the cold.
Anyway to Rome I would return without hesitation for a moment, but to this accommodation never again!!! I hope you'll be served friends.
