Good hotel , not far from transport links into the city .
Our rooms had a balcony although not used in the cold November weather .
Only a short 10 minute walk to Giesing for the train into Munich city centre and Marienplatz .
Not much in the area and shops are good walk away but we knew this before our stay .
The bed was comfortable and the shower hot , nice clean bathroom , too .
Floor in main bedroom was a bit dusty . Curtains were blackout type .
Bedding and towels all very nice and clean .
They only clean the room if you ask but this was not a problem for us . Clean towels
provided if you need them .
The heating was a bit tricky to control but the room was warm quickly if you needed it .
The staff on reception were helpful and friendly . They helped with directions and some printing we needed .

It was a great shame about the chaos at breakfast and the lack of staff generally which became quite frustrating at times. Items of food ran out, as did plates, cups and glasses and it took ages for them to be replenished. The hot drinks machine was unbearably slow and resulted in a constant queue of customers - really annoying as often the first thing you want in the morning is a hot drink. It’s not really good enough when you’re paying €19 each for breakfast.
It’s also one thing to say you have a 24/7 bar but another to provide it. A couple of times we wanted a drink but had to give up because the one member of staff available was constantly checking in customers.
Overall, okay but could do better.

To sleep ok.
The reception is nice and friendly. The rooms are practically furnished. The bed / mattress was great. Cleanliness is ok. And why only an Average Rating? What's called a "buffet breakfast" is a cheek for the price. Scrambled eggs without bacon, no cold cuts, no fish, no poultry (sausage) no white sausages (and that in Munich). That the hotel drives a special concept is ok. But then you describe it somewhere in the hotel portals, so you can't read it over. And for 19.50€ I expect more than humus, jam, honey and a few vegetable sticks. Especially since the "buns" were also very habitual. Just leave what and how they want to have breakfast to the guests. With a great breakfast the day starts very differently, especially on Sunday.
Oh yes, if I want to have a beer and the young lady tells me that only card payment is possible, I can't. I would also like to determine for myself how and when and what I pay by card.
