Losing speed
My room was located on the 6th floor, small balcony on courtyard overlooking the heights of Nice.
The room is identical to the one I occupied on the second last year.
The weak point noted last year was the bathroom/toilet not very spacious.
This year we suffered a backflow from the bathroom, more hot water after 8:30 p.m., a big burst in the earthenware of the shower.
The bedding was a bit tired too.
There was water damage in the corridor of level 6, still covered.
The access code to the residence was changed during your stay without notice to the occupants. A guest of the hotel tells us.
The staff took into account our comments and made arrangements for bathroom issues.

Avoid if reliability and customer service matter to you
The most serious issue concerned a late checkout that I purchased through Accor's booking system. The late checkout appeared as a separate charged item on my booking confirmation and was confirmed by reception when we checked in.
On departure day, shortly before noon, my partner was told to leave the room immediately despite the confirmed 2pm checkout. I returned to the hotel and showed reception the booking confirmation. The receptionist refused to honour it, refused to provide his name, stated there was no manager available, and told me to contact Accor instead. I found the receptionist's attitude unnecessarily confrontational and unhelpful. Rather than attempting to resolve the discrepancy between the booking confirmation and the hotel's records, he simply insisted that we leave.
The reason we booked the late checkout was because my partner has a long-term medical condition and we had several hours between leaving this hotel and checking into our next accommodation. Instead of being able to rest as planned, we spent much of the day sitting in the hotel's reception area and waiting until we could collect our hire car.
Accor has since refunded the late-checkout charge. However, this does not alter the fact that the service was sold, confirmed at check-in and then refused when it was actually needed.
Unfortunately, this was not the only problem.
The "Superior Room with Balcony" was very misleading. The balcony itself was tiny, dominated by a large air-conditioning unit and furnished with a single chair. More importantly, the balcony could not actually be accessed. The bed had been positioned directly in front of the balcony door, allowing it to open by only around 20 cm before hitting the bed. Because the door opened towards the wall, it was impossible to get into a position from which to pass through the opening and access the balcony. In practice, the room was sold as having a balcony that guests could not use.
The bathroom ceiling showed visible deterioration, damaged plaster and an actual hole in the ceiling.
The coffee machine in the room repeatedly destroyed coffee pods without producing coffee.
Breakfast was poor. On our first morning, around 45 minutes before service ended, there were no clean plates available and many items had not been replenished. Guests arriving well within breakfast hours were left with a very limited selection.
Reception was also closed during part of the day, which is not something I would expect from a property at this price point.
Hotels make mistakes. What matters is how they respond when something goes wrong. In this case, the hotel sold a service, confirmed it at check-in, refused to provide it when required, offered no solution, had no manager available, and left the customer to deal with the consequences.
Given how expensive, run down and poorly managed the property was, and how poorly we were treated, this experience has seriously damaged my confidence in the wider Accor brand.
I would certainly not stay at this hotel again and cannot recommend it to other travellers.
